A $19 billion lease changes the calculus
The headline number here is $19 billion. That is the contracted revenue TeraWulf expects over a 20 year lease covering a new HPC site in Hawesville, Kentucky, with Anthropic as the tenant. Twenty years is a long runway for a company that started out mining bitcoin, a business defined by thin margins and constant hardware churn. Locking in two decades of predictable, contracted income is a very different animal, and it explains why traders piled in. Volume hit 73.3 million shares, roughly 135% above the three month average of 31.2 million shares.
TeraWulf also agreed to sell its 50.1% stake in a Texas data center joint venture, turning an original $450 million investment into about $530 million. That cash, paired with recurring lease payments, gives the company fresh flexibility to fund expansion without leaning as hard on bitcoin mining economics, which swing with coin prices and network difficulty.

Bitcoin's steady climb versus the mining stock rally
While WULF shares jumped nearly 5%, bitcoin's own move was more modest at 0.64%. That gap matters. Mining and infrastructure stocks often amplify bitcoin's price action because they carry operating leverage, fixed costs, debt, and now increasingly, big AI infrastructure bets. Peers told a similar story. Why the miner to landlord shift carries risk
TeraWulf's transformation from a pure bitcoin miner into a recurring revenue HPC landlord looks appealing on paper, especially after May's land acquisition in Eastern Kentucky. But long term leases concentrate risk in a single tenant, and $19 billion in contracted revenue only materializes if Anthropic's business keeps growing over two decades. Bitcoin itself remains volatile by nature, and mining stocks tend to swing even harder in both directions.
